The premise: Once you have mold in your home, it spores out. It sends its spores around your home, into the air and building materials and increases the spore and mold load. Think of cooking bacon in the kitchen-can you smell it in the bedroom? Spores are small and invisible to the naked eye, and once they find moisture, they form new pockets of mold, sending out more spores (and mycotoxins). The spore load in your home now is as low as it is ever going to be- unless they are dealt with. Spores can last hundreds or thousands of years. Even if you have physically removed the fungal growth, you still need to eradicate the spores.
This VaPure system was originally developed for hospital sterilization. Our patented technology creates very small particles from the sterilant liquid (7 microns) which can dwell in the air for an extended period of time as well as increase the sterilant vapor pressure. A perfect circumstance is created for oxidation of mold, bacteria, and other pathogens in the entire building. Before we can treat your building, we must make sure that everything is dry to some degree. This is because moisture protects mold from the vapor. Additionally, we must make sure that your house does not have reoccurring moisture or humidity issues that would contribute to future mold growth.
Because of the dryness of the fog, you do not have to remove any household items. However, as an added safety precaution we recommend taking expensive paintings down or covering them with a blanket or plastic. Brass and real silver might oxidize and tarnish. You can buff this out afterward, or you may wish to cover or remove those items. Although the products we use for treatment are FDA approved for food contact, we ask that people put food into a sealed container. Plan to be gone 8 hours for a typical house.

The short: Once mold forms in a home, the spores are everywhere. They MUST to be eradicated.
The longer: Advances in understanding the nature of mold and its mycotoxins has revealed how truly invasive and pervasive they can be. Within a minute of releasing a spore or mycotoxin, they can make their way to the opposite end of the home. When you cook bacon in the kitchen- can you smell it in the bedroom? Over the years the "spore load" in the home increases from various sources until it is significantly higher than outside levels and may contain toxigenic mold species not generally found outdoors. Previous water damage, high humidity, air conditioning, condensation, garbage disposals, small colonies here and there, all these sources add to the home's spore load. Until these spores are dealt with, they do not disappear on their own. Most people today spend 90% or more of their time indoors, so it is important to decrease your home's spore load. Brand new homes can have mold issues, although it is less common. Older homes, however, are very likely to have unhealthy levels of mold and spores. Additionally, a previous mold issue handled incorreclty can affect the air quality for years to come.
Traditional mold remediation companies look for a source of visible mold or moisture in your home or building so that they can do demolition. In a lot of cases they may not find any visible mold, especially if the water source that caused it has dried up or it has been covered over by remodeling. This does not mean that you do not have mold spores embedded into the building and in the air, and mold tests often confirm this. In many cases building occupants still feel ill from mold exposure even after remediation, because they aren't treating the whole home .If the mold remediation company does happen to find mold in an area, here is the method they use to remove it:
1. They tape off that specific area with plastic, creating “containment.”
2. They use a combination of demolition, vacuuming, wiping, and air scrubbing to try and physically remove the visible mold and spores in that one contained area.
3. They run an “air scrubber” in that contained area for 72 hours
4. They test the air ONLY within that contained area.
5. As an add on, they can vacuum and wipe the rest of the surfaces of your house, to try and physically remove spores. Never mind possessions.
The problem with this method is that once mold has formed in a building, the spores do not simply go away on their own. They float in your air and land on surfaces, just waiting for a source of moisture (however small) to “bloom,” such as inside a human body. The VaPure process treats and tests your entire home or building as a whole, ensuring increased health and safety for its occupants. We are so confident in our process that we give you a 5 year warranty on our remediation services.
Pure Maintenance Wisconsin will take air and surface samples in your home post-remediation to verify that the treatment has worked. These samples are sent to a third party accredited laboratory and the report is sent directly to you. The number and types of samples depends on your situation. You are also free to hire an independent inspector of your choice to verify. Post-remediation samples must be cultured.
Please contact us to discuss your specific circumstance. If you have already hired a mold inspector to investigate your building, generally the best place to take samples post-remediation is where samples have already been taken. This ensures that we have a good idea of the mold levels before and after treatment.
Absolutely. The patented process in non-toxic, and the products we use in step 1 and step 2 are both FDA approved for food contact. The product we use for mold eradication is routinely used in organic vegetable farming and processing. If all moisture and water issues are resolved, the treatment can remain effective for a very long time. In fact, if no new leaks/moisture intrusions/demolition occurs, it can be a permanent solution. We apply an antimicrobial film to every surface in your home as part of the second stage of our process. This eliminates any new mold spores introduced to the property by electrostatically attracting them to it, and puncturing their cell walls - known as a mechanical kill.
Good question. We offer a full 1 year warranty and a 5 year limited warranty on our services because we are so confident that it is the best solution. No other mold company in Wisconsin offers this. Some important details about the warranty:
-1st year after treatment: fully warrantied
-2nd year after treatment: 50% cost of original treatment
-3rd year after treatment: 60% cost of original treatment
-4th year after treatment: 70% cost of original treatment
-5th year after treatment: 80% cost of original treatment
This warranty can be enacted through samples taken with any inspector, but they must be cultured. There are certain things that void the warranty such as new construction. TERMS AND CONDITIONS PMW
Definitions:
Premises: In these terms and conditions, "premises" shall refer to the contracted treatment area.Entire Premises: In these terms and conditions, "entire premises" shall refer to the entire building, or part of a building, sharing continual airflow, whether via open air, doors, HVAC, or other ventilation. If an air filtration system is housed in an attic, crawl space, or garage, these spaces shall be considered part of the "entire premises.
"Process: Pure Maintenance Wisconsin (herein referred to as The Company or PMW) uses a patented vapor process and specialized technology for mold remediation and air quality improvement. The treatment consists of:
Step 1 – A dry fog application that is EPA-registered and validated to oxidize mold spores, bacteria, viruses, and airborne contaminants.
Step 2 – A secondary treatment that provides a non-allergenic antimicrobial barrier against mold, bacteria, and viruses.Upon request, post-treatment air quality testing may be conducted to verify treatment effectiveness (if included in the service agreement).For safety reasons, premises must be vacated for at least five (5) hours from the start time of treatment. The estimated time for completion will be provided at the time of scheduling.
Minimum Job Order: The Company reserves the right to charge a minimum service fee of $700 for any mold remediation treatment. Exceptions may be made on a case-by-case basis at the Company’s discretion.
Payment Terms: Payment is due at or before the time of service unless otherwise agreed upon by PMW and client. The Company accepts cash, check, ACH and all major credit cards. Payments may be processed via the online payment portal (Stripe), accessible through email invoices.
Late Payments: The Company reserves the right to charge 18.5% APR, compounded monthly on outstanding balances. If accounts remain unpaid beyond 30 days, they may be forwarded to a collections agency, and legal action may be pursued.
Financing Options: Financing is available for jobs exceeding the minimum job order amount. Financing arrangements must be completed at the time of scheduling, and the initial payment must be made before the service begins.
Rescheduling and Cancellation Policy: More than 24 hours' notice: No fee for rescheduling or cancellations. Less than 24 hours before the appointment: The Company reserves the right to charge a $300 rescheduling/cancellation fee. Once treatment has commenced, all invoiced amounts are due in full.
Guarantee, Warranty & Refunds Mold Services performed by The Company come with a guarantee, except for in “exceptional” circumstances which will be described below.
Guarantee: After service is completed, he/she/they will collect cultured air and/or samples within the building. Specific sample locations may be requested by client. These sample(s) will be sent to an independent third-party lab for detailed analysis. Once the Company receives a detailed report from the third-party lab, an employee of The Company will forward the report to the customer. The report may be sent via email, post, facsimile, or other reasonable form of delivery. Our guarantee is that the spores level in cultured air sample(s) will be at or below local outdoor levels (determined by either an outdoor air sample or average spore load levels that time of year). The cultured sample will not contain any toxigenic "marker" mold types except according to lab-accredited tolerances as related to outdoor air, in the case of an air sample. The samples may be taken before the Pure Maintenance Wisconsin technician leaves, or at some time after treatment. The client is also free to hire an additional company to assess the fungal ecology post-treatment and to share those results with The Company. Any samples taken must be cultured to be considered part of the guarantee unless otherwise agreed upon.The guarantee does not apply to samples behind walls, floors, or other unconditioned and non-treated areas of the home unless otherwise agreed upon by the client and PMW. Areas of suggested demolition for PMW remediation plans are based on an assessment by PMW. For a full confirmation of existing mold behind a wall, under a floor, or somewhere outside the interior livable space in the home, an independent Indoor Environmental Professional is required.
WarrantyThe same conditions apply to a warranty as to a guarantee in that cultured air sample results determine if the warranty is valid. The client must maintain their home at or below 50% relative humidity for the warranty to be valid. No new construction, demolition, or water intrusions can take place during the warranty period for the warranty to remain valid unless agreed upon by both parties. This includes excessive humidity caused condensation on window sills. The client must use Step 1 and Step 2 for the warranty to be valid, unless otherwise specified or recommended by PMW.The customer is responsible for requesting additional mold tests to track any potential issues during the warranty period, unless otherwise agreed upon with the Company (i.e. service package).Warranty conditions are as follows in relation to vapor treatment: 1st year failure: free re-treatment. 2nd year: 50% current cost for a treatment. 3rd year 60%. 4th year 70%, 5th year 80%. The warranty applies to the vapor treatment only and costs are based on current pricing for treatment.
Failures & Refunds If after a first attempt at treatment we do not meet our treatment guarantees, we will either return and re-treat at no additional charge or suggest to perform additional testing and further investigation to locate any suspected problem areas before free re-treatment. Any additional expenses such as further sampling or invasive investigations will be discussed with and approved by the client before going forward.Once we return to re-treat full refunds are no longer eligible given the second treatment is a success (same conditions as guarantee above). After a second treatment, refunds may become available for the vapor portion of the treatment if the second treatment is not successful, unless otherwise agreed upon in a proposal or contract. For example, a contract may state that The Company will continue to return and retreat indefinitely until post-remediation verification indicates success.The refund amount given will depend on the separation of building spaces by the HVAC unit(s). For example, an attached garage not supplied by an HVAC or ducting system will be considered a separate space.No refunds are available for testing, fungal growth cleaning or or demolition if performed.
Exceptional circumstance There are instances where the Company has communicated clearly to the client, either verbally, via email, or through the Inspection Report, that for the guarantee and warranty to be applicable, there are either 1) areas of moisture in their home that need to be dried out pre-treatment or 2) home conditions that will create future moisture or mold issues if not resolved. In some cases the client may want to move forward with the treatment before these conditions are performed in order to reduce the mold and spore load of the home.
Limitation of Liability & Hold HarmlessTo the fullest extent permitted by law, PMW’s total liability arising out of or related to the services provided shall be limited to the amount paid by the client for the specific services giving rise to the claim. PMW shall not be liable for any indirect, incidental, consequential, special, or punitive damages, including loss of use, loss of income, diminution of property value, or third-party claims.Client agrees to defend, indemnify, and hold harmless PMW from claims arising from conditions beyond PMW’s control, including moisture intrusion, building defects, HVAC performance, occupant activities, or recurrence of mold or microbial growth, except to the extent caused by PMW’s gross negligence or willful misconduct.
General Terms All work to be completed in a workmanlike manner according to standard practices. Any alteration or deviation from the original estimate or work order involving extra costs will be executed only upon written orders and discussion with client, and will become an extra charge over and above the estimate. All agreements contingent upon strikes, accidents, or delays beyond our control. Owner to carry fire, tornado, and other necessary insurance.
Notice of lien rights For work in Wisconsin, as required by Wisconsin construction lien law, PMW hereby notifies the owner that persons or companies furnishing labor or materials for construction on the owners land may have lien rights on the owners land and buildings if not paid. Those entitled to lien rates, in addition to PMW are those who contract directly with the owner or those who give the owner notice within 60 days after they first furnish labor or materials for the construction or improvement. Accordingly, the owner probably will receive notices from those who furnish labor or materials for construction or improvement, and should give a copy of each notice received to the owner's mortgage lender, if any. PMW agrees to cooperate with the owner and owners lender, if any, to see that all potential lien claimants are duly paid.
