Forgotten HVAC Leak and Storm Windows Created Whole-Home Mold in Madison WI — 34,600 Spores to Zero

A Madison, Wisconsin family contacted Pure Maintenance Wisconsin after their house cleaners discovered mold growing across the inside of a window in a child's bedroom. The cleaners had the presence of mind to leave it alone and call a professional — a decision that turned out to be significant, because what looked like a window problem was the visible tip of a much larger hidden situation.

During a whole-home inspection, our team identified two systemic causes driving mold throughout the residence. The first was a broken April Air whole-home humidifier that had been leaking water directly into the furnace and ductwork — likely for decades. The unit had been forgotten entirely, but it had been quietly creating elevated humidity and distributing mold spores through every room in the house via the HVAC system. The second issue was the storm windows installed on the exterior of every window in the home. The sealed gap between the interior and exterior pane acts as a petri dish — trapping moisture, allowing mold to colonize, and eventually allowing growth to creep through to the interior and create secondary sources throughout the home. Neither issue was obvious. Both were significant.

Air and surface sampling confirmed the extent of the problem. A raw air sample in the bedroom adjacent to the worst window showed 34,600 spores per cubic meter — a very high reading. A cultured surface sample taken in the basement revealed 130,000 spores per square inch. The water supply to the April Air system was shut off immediately. Remediation took 12 hours: HEPA vacuuming of all affected windows, a full treatment with our patented vapor technology throughout the home, and a post-vapor fungal growth cleaning of the windows. Post-remediation testing in the same bedroom showed 0 spores per cubic meter in the air sample, and 0 spores per square inch in the same basement surface location. The family was back in their home quickly.
